My now-ex and I owned our house in Pacific MO outright for years. It was a great feeling. Then we decided to split. We divorced, and I signed the deed over to her. We had an offer accepted on an awesome house near Creve Coeur Park last weekend! RAVE!

But... The back yard has some obvious water runoff problems but we're willing to accept that and attempt to mitigate the issue. RANT!

AND... the inspection showed that the brickwork and cement crown on the outside of the chimney need a quite a bit of repair work. RANT!

Other than these two things, we LOVE this house and can't wait to get into it. RAVE!

The house payment is going to hurt after living payment-free for so many years, and then with such a miniscule rent this past year. RANT!

Thanksgiving and Christmas will be awesome this year. RAVE!

I'm not sure what the top end price for a house your area can support, but assuming it could support 400K-500K for a nice house, I'd be tempted to hire an architect and GC and bulldoze the old place and build something brand new. You're not going to get hardly any of that 70K back when you sell. That SUCKS.
That's actually not a bad idea. I'd say half a mil is about the top here.

In addition to housing prices being inflated, the taxes and insurance are just getting STUPID. I get that taxes will go up as a location gets more popular which causes an increase in housing prices, but I think our insurance went up by 1000k last year alone. That’s f’ing ridiculous.

1000k is a million so if you're paying that for insurance I'm interested in marrying one of your sons or daughters and getting into that will.
