Well, the first-night nookie in the new digs is usually great, so congratulations on that.

TLDR: I'm buying a house with my GF!

Longer story:

My now-ex and I owned our house in Pacific MO outright for years. It was a great feeling. Then we decided to split. We divorced, and I signed the deed over to her. This past year, I've been living with my GF renting from her parents. It's tiny old house with dirt cheap rent, and we've been saving up. We had an offer accepted on an awesome house near Creve Coeur Park last weekend! RAVE!

But... The back yard has some obvious water runoff problems but we're willing to accept that and attempt to mitigate the issue. RANT!

AND... the inspection showed that the brickwork and cement crown on the outside of the chimney need a quite a bit of repair work. RANT!

Other than these two things, we LOVE this house and can't wait to get into it. RAVE!

The house payment is going to hurt after living payment-free for so many years, and then with such a miniscule rent this past year. RANT!

Thanksgiving and Christmas will be awesome this year. RAVE!

We almost had to back out of the contract. The estimate for the chimney repair was 20 grand. Amazingly, the seller agreed to have it done, and credit us some money to help address the yard drainage issue.

That's a good deal. Isn't it crazy how much things cost? I am sure I sound like an old man for saying that but it's nuts. I'm the executor of an estate here and we are in the process of selling the house. We have a buyer, we are giving them an already smoking deal because the house needs updates and we just want it gone. Well the inspection found issues with the foundation. They are going to cost 70k. I about [expletive] myself. We are selling the house for 115k.

I'm convinced at this point everyone is just trying to screw everyone as much as possible before this whole house of cards that is the economy crashes. /rant

I'm not sure what the top end price for a house your area can support, but assuming it could support 400K-500K for a nice house, I'd be tempted to hire an architect and GC and bulldoze the old place and build something brand new. You're not going to get hardly any of that 70K back when you sell. That SUCKS.
