Yeah but just when you think they can't go lower, they will. I don't think buying a house is all that great of an investment, certainly the most over-rated investment there is imo. Renting is liberating because you can walk, owning is a huge responsibility and it's not always easy to dump that responsibility. Plus you throw in taxes etc... I just don't buy that home ownership is all that it's cracked up to be on many levels.

I will be paying about $200 a month less than my rent has been, and the house is about 800 sq ft bigger than my rental.

We probably haven't found the bottom, but it's not too far away.

If you look at a house as an investment like a stock or use it like a credit card and think it'll always go up in value, you end up like lots of people in the housing bubble. But I have friends who can rent a spare bedroom and pay their mortgage with it. You have to look at a house as a use asset and not an investment. If you plan to move quickly, the benefits of owning are scaled down. Any money you may make, even if the value doesn't go down, is offset by closing costs and maintenance costs.

But if you play to stay awhile, you're putting money in to a tangible asset. Something that will always have value. Whereas renting you don't gain any equity and the rent is higher than the mortgage on the same house. You have more freedom with what you can do in terms of remodeling.

It's not an investment, but if you plan on sticking around an area building the equity is better than renting.
